Gateway Center Drive is location to a cluster of flex space buildings in Clarksburg, Maryland. These buildings are home to warehouse and office space, with many visitors and employees on location daily.
The Opportunity
Property management company Buchanan Partners desired to save energy throughout the property’s outdoor pole lighting. Keeping within their predetermined budget was a priority. Gateway Drive’s existing pole lights were a mix of 400 Watt metal halide and 320 Watt pulse start metal halide bulbs.
Bay Lighting Solution
Bay Lighting worked on several proposal options, ranging from replacing fixtures to replacing bulbs, with subsequent pricing. Ultimately, Buchanan Partners opted to update lighting incrementally with bulb replacement. With budget and reliability top of mind, Bay Lighting recommended an LED 120 Watt shoe box lamp by Light Efficient Design. This ballast bypass project will save on energy and maintenance.
The Benefits
To date, 39 pole lights have been converted to LED, with each bulb resulting in $160 in energy savings per year. In addition, with the new longer lasting LED bulbs, management has eliminated the need to change bulbs every two years. In five years, the property will have saved $31,200 in energy on the 39 new pole lights.
